Grants for Senior Home Owners

The Senior Grant Program assists with mobility and habitability repairs to help low-income seniors (62 years or older) remain in their homes and age in place. Seniors must reside within the unincorporated areas (UA) of Los Angeles County Supervisorial Districts 1, 2, 4, and 5, and must own the home, which is in need of home modifications and repairs.

Additionally, the Program will finance deferred maintenance repairs such as roofing, plumbing, electrical, or heating that are necessary to improve the structural integrity of the home and prolong the home’s useful age.

Maximum Grant Amount: $15,000

Examples of modifications under the Senior Grant Program include:

- Wheelchair ramps;

- Grab bars;

- Widened doorways;

- Non-slip floor covering; and 

- Conversions from tubs to roll-in showers.

Additionally, the Program will finance deferred maintenance repairs such as roofing, plumbing, electrical, or heating that are necessary to improve the structural integrity of the home and prolong the home’s useful age.

Eligible homeowners may receive a grant of up to $15,000 for mobility and functionality repairs.

Seniors interested in applying for the Senior Grant Program must be over 62 years old, low-income (80% Area Median Income), and live in a single-family home. 

Grants will be made only to homeowners that meet the following criteria:

- Acquired ownership interest in the property shall be established within no less than 12 months prior to the date of the grant application. The Homeowner must be an owner-occupant with the home as their “primary residence.” 

- The property must be either a single-family house, condominium, or townhome.

- The property shall be maintained in compliance with all state and local laws and regulations. The property shall maintain occupancy not to exceed the maximum occupancy limits as established by HUD. Property owners shall not permit property improvements to suffer unreasonable deterioration or decline; or maintain, cause or permit to be maintained, any public nuisance on the property.

The eligible properties must be within one of the UAs in Supervisorial Districts 1, 2, 4, and 5.
